STEP is thrilled to introduce Ladder55, a new flexible business hub designed to meet the growing need for short-term, shared workspaces in Stirling. The creation of Ladder55 was inspired by a unique opportunity when one of STEP’s long-term tenants vacated a large unit. Rather than leaving the space unused, STEP partnered with the Scottish Fire and Rescue Service (SFRS) to offer the space for essential training exercises, which then sparked the idea for Ladder55.
Collaboration with the Scottish Fire and Rescue Service
STEP’s collaboration with the SFRS has become a key feature of Ladder55. After a visit to the premises, the SFRS recognised how the building’s long corridors, multiple entry points, and subdivided unit layout made it an ideal location for their extensive training needs. Since then, STEP has welcomed all five of Stirling’s Operational Watches—Blue, Red, White, Green, and Amber—to use Ladder55 for a wide variety of training exercises, with teams from other regions joining as well.
The firefighters have used the space to practice complex rescue scenarios, such as navigating through smoke-filled rooms, practising rescues, and managing multi-entry situations. These exercises have been made more realistic by STEP staff volunteering as live casualties, helping firefighters simulate real-life emergencies. The training sessions ensure that firefighters stay prepared to respond effectively to emergencies while also building familiarity with different building layouts.
“We’ve seen firsthand how rigorous and challenging firefighting is,” said Laura, STEP’s Director of Property and Operations. “It’s inspiring and humbling to be able to provide a space where the SFRS can conduct such vital training.”
The partnership not only helps improve the preparedness of the firefighters but also strengthens community safety. Following each exercise, the teams debrief in our breakout space, reflecting on the training and discussing how they can improve future responses.
In recognition of this partnership, subtle references to the fire service can be found throughout Ladder55, including room names and colours in the symbol that represent the five Operational Watches that train here.

Ladder55 offers a simple, affordable pricing structure. The space is available Monday to Friday, from 8.30am to 5.00pm and rooms are mostly unfurnished, giving users the freedom to bring their own equipment. Furniture setup can be provided at an additional cost, and the on-site Corner30 takeaway offers convenient food and beverage options.

What makes it even more special for me is that this has been a real passion project. Supporting the SFRS and providing them with a space to train has been inspiring. We’re also incredibly proud of the ‘dirty marks’ left behind—a real nod to the hard work and training that goes on here. Those marks are a symbol of the great work the firefighters do every day, and we’re honoured to play a part in that.”
